South Lake Tahoe Weekly Real Estate Market Update

October 15, 2010

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

Another spurt of activity keeps the market buzzing!  To track the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio increase from 18.9% to 19.6%.  This is the result of Active listings decreasing by 2 as the Pending sales increased by 4.  The number of pending bank owned properties and short sales are 15 and 46.  The distress sales now represent 58.1% of all pending sales which is down from 61.4% last week.  There are now 30 active bank owned and 37 short sales currently active on the market.

This past week there were 8 new sales for a YTD of 447 sales.  These sales ranged from $85,000 to $650,000.  Only two sales were above $445,000 for $584,800 on Blackfoot Rd and $650,000 on Oaxaco.  This decreased the 6 month average sales price by .4% to $392,123.  The average days on market are 149 days.

Lake Tahoe Weekly Real Estate Market Update For East shore Nevada

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends

Big sales in Nevada this week and the activity is still swarming!  To track the most current buyer activity, I use the market activity Ratio.  Tis is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio slightly increase from 13.4% to 13.7%.  This is the result of inventory decreasing by 12 as the pending sales decreased by 1.  The are currently 4 bank owned properties active on the market.  The number of pending bank owned properties are 4 and the number of pending short sales are 10. The distress sales pending are now 43.8% of all pending sales.

There were 10 new sales this past week for a YTD of 100 sales.  The sales ranged from $84,000 to $4,850,000.  Two of the sales were lake front properties at Lakeshore Blvd for $4,850,000 and a Pinewild condo for $1,780,000.  Despite the big sales, the 6 month average sales price did decrease by 4.4% to $758,518.  Average days on market are 201 days.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

Still holding steady in Nevada.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week the Market Activity Ratio slightly dipped from 12.7% to 11.9%.  This is the result of the Active listings increasing by 2 and Pending sales decreasing by 4.  The number of Pending bank owned properties is 3 and pending short sales is 12.  The distress sales now represent 53.6% of all pending sales which is up from the previous week which was 43.3%.

There was one new sale last week for a YTD of 74 sales.  This was a 5500sf home on Quaking Aspen that sold for $650,000.  This increased the 6 month average sales price by 1.9% to $841,896.  The average days on market is 263 days.

The market remains steady!  To track the most current buyer activity, I like to use the Market Activity Ratio which is the relationship between the Active listings and Pending sales.  The Market Activity Ratio remained the same at 10.3% from the previous week.  This is the result of the Active listings increaseing by one as the Pending sales remained the same.  The number of Pending short sales remained the same at 11. 

This past week there were 4 new sales for a YTD of 66 sales.  The sales were at Upper Kingsbury for $225,000, Mid Kingsbury for $482,000, Round Hill for $575,000 and Skyland for $770,900.  This increased the 6 month average sales price by 1.4% to $735,290.  The average days on market is 265 days.

South Lake Tahoe Weekly Real Estate Market Statistics

June 25, 2010

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

The buyer activity has flattenned and it’s time to change the tire.  This could be the result of the accelerated buyer activity due to the tax credit deadline.  To track the most current buyer activity on the market, I like to use the Market Activity Ratio.  This is the relationship between Active listings and Pending sales.  This past week we did see the Market Activity Ratio decrease from 17.9% to 16.7%.  This is the result of the Active Listings increasing by 19 as the Pending sales decreased by 4.  The inventory is building up and outpacing sales.  It is interesting to note that there are now 15 Pending Bank Owned properties and 46 Short Sales.  The distress sales now represent 63.5% of the Pending sales.

This past week there were 12 new sales for a YTD of 246 sales.  Most of the sales occurred below $360,000 and five above $500,000.  The high end sales were $536,500 in the Tahoe Keys, $575,000 in Montgomery Estates, $875,000 on Uplands with a lakeview, $930,000 in the Tahoe Keys and $1,000,000 on Lakeview with a lake view.  This increased the 6 month average sales price by 1.7% to $404,234.  The average days on market for these sales is 147 days.
