As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.
The past couple of weeks our market experienced a spike in activity but will it continue? To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales. This past week the market activity ratio had increased from 18% to 19.8%. This is the result of the Active inventory increasing by 10 as the Pending sales increased by 10. The distress sales (short sales and bank owned properties) continue to impact the market as it comprises 17.1% of the Active inventory and 56.5% of the Pending inventory.
This past week there were 8 new sales for a YTD of 337 sales. These sales ranged from only $200,000 to $357,500. This decreased the 6 month average sales price by 1.4% to $341,357. The average days on market are 155 days.

The Buyers are Buzzing! To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending sales. This past week the market activity ratio increased from 16.3% to 17.5%. This is the result of the Active listings increasing by 4 as the Pending sales increased by 7. It’s interesting to note that the percentage of distress sales (short sales and bank owned properties) is lower with Active listing inventory representing 17.2% and Pending sales inventory representing 57.3%.
There were 15 new sales this past week for a YTD of 283 sales. These sales ranged from $175,000 to $523,500. Most of the sales were below $365,000 with 3 sales above that for $458,000 on Cherry Hills, $470,000 on Southern Pines and $523,500 on Genevieve Ct. This did decrease the 6 month average sales price by .8% to $346,628. The average days on market are 171 days.

New Sales are dropping as we approach the slower season during winter and the holidays. To measure the most current Buyer Activity, I use the Market Activity Ratio, which is the relationship between Active listings and Pending sales. This past week the Market Activity Ratio did drop significantly from 20.5% to 18.1%. This is the result of the active listings increasing by 12 as the pending sales decreased by 13. The ratios are increasing with pending distress sales and active distress listings which are at 64.9% and 17.8% respectively. As the sales slow down the distress sale inventory continues to build up. This could result in continued downward pressure on pricing.
There were 15 new sales this past week for a YTD of 470 sales. These sales range from $99,000 to $725,000. Most of these sales did occur below $460,000 with three sales above that in the amounts of $600,000 and $725,000 which were Tahoe Keys homes. This did decrease the 6 month average sales price by 1.6% to $385,502. The average days on market are 149 days. We are still finding buyers at the bottom of the market and the top end still remains scarce. As the higher end makes adjustments, you might expect to find the better values there.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.
After a spike in the buyer activity, the market settled a little this past week. To track the Buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending Sales. This past week it slightly dipped from a robust 23.2% to 22.4%. This is the result of the inventory increasing by 11 as the pending sales decreased by 2.
This past week we there were 7 new sales for a YTD of 61. The increased the 6 month Average Sales Price by 1.9%. The Average Days on Market is 179 days. Four of the Seven sales occurred above $400,000 with the top sale of $925,000 which was a Lake View rebuild on top of Saddle. All but one of these sales was either a short sale or a bank owned property.

As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trends
Inventory on the rise! This past week we saw the Market Activity Ratio decrease from 20.5% to 19.5%. This is the relationship between Activity Listings (Inventory) and Pending Sales (Escrows) which tracks a trend in current Buyer Activity. The result of the dip is due to Active Listings increasing by 12 and Pending Sales decreasing by 2.
We are starting a new year with 6 sales this past week for a fresh YTD of 14 Sales. Sales for a one year period from today show the Median Sales Price at $315,000 and the Average Sales Price at $395,100. All of the new sales occurred below $450,000 with the lowest price at $260,000. Despite the consistent activity at the low end of the market, the foreclosures continue to replenish the supply. January and February is usually when inventories are at their lowest before increasing again as we approach summer.
