South Lake Tahoe Weekly Real Estate Market Statistics

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The end of year sales was robust.  The Market Activity Ratio is a trend that I track to find the pulse of the Buyer activity which is the relationship between the Active Listings (Inventory) and Pending Sales (Escrows).  In the past couple of weeks the Market Activity Ratio did dip from 22.4% to 20.5% due to the holidays.  This was the result of the Active Listings decreasing by 19 and the Pending Sales decreasing by 16.

There were 28 completed Sales and YTD total of 473, which decreased the Average Sales Price by 1.3% to $386,815 and the Median Sales Price remained the same at $314,000.  Most of these sales occurred below $500,000 with 5 above that.  One sale was a lake front property that sold for $3,200,000.  The Average Days On Market was 162 days.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market continues to remain strong despite the upcoming holidays.  To determine current Buyer activity in the market, I track the Market Activity Ratio which is the relationship between Active Listings (Inventory) and Pending Sales (Escrows).  This past week we have seen the Market Activity Ratio increase from 21.3% to 21.9%.  This is due to the Active Listings decreasing by 5 and the Pending Sales increasing by 2.

There were 9 new Sales this past week with the majority of properties selling under $420,000.  There were a couple of sales above that which sold at $619,000 and $1,545,000.  The YTD total Sales is now at 435 homes and condos.  The recent sales did lower the Median Sales Price by .4% to $313,000 and the Average Sales Price by .3% to $386,536.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio this past week is down from the previous week from 23.4% to 21.3%.  This is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) which reveals the most current trend in Buyer activity in the market.  This past week the Active Listings increased by 8 as the Pending Sales decreased by 10.

However the number of completed Sales this past week did increase by 10 for a YTD of 426 sales.  Most of the sales continue to occur below $500,000.  This decreased the Median Sales Price by .3% to $309,250 and decreased the Average Sales Price by 1.2% to $385,347.  The Averaged Days On Market is 162 days.  Despite the strong sales at the low end of the market, the foreclosures continue to supply the inventory.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) which is a trend that reveals current Buyer activity.  This past week it increased from 20.8% to 21.2% which is a result of the Active Listings decreased by 9 and Pending sales remained the same.  There was 13 new sales in the past week for a YTD of 411, which decreased the Median Sales price by 1% to $313,000 and the Average Sales price decreased by .8% to $387,909.  Seven of the new sales were under $200,000 and only two were above $500,000.  The REO’s continue to feed the supply of properties under $200,000.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio is nudged upward again this past week from 18.9% to 19%.  This relationship between the Active Listings (Inventory) on the market and Pending Sales (Escrows).  I track this trend on a weekly basis to get a pulse for the most current market conditions.  The result of the Market Activity Ratio this past week is the result of the Active Listing Inventory decreasing by 11 and the Pending Sales decreasing by 2.  It’s typical to see the inventory decrease as we approach the winter season.  It’s interesting to note that despite the decreasing inventory, the inventory in the most active price bracket between $200,000 and $350,000 has not decreased but remained stable.

The Sales increased by 13 for a YTD total of 361 sales which gives us a Median Sales Price of $310,000, Average Sales Price of $381,715 and Average Days On Market of 162.  The Median Sales Price and the Average Sales Price did drop this past week by 1.6% and .7% respectively.  This is the Result of all the sales occurring under $400,000 with the majority in the price bracket between $225,000 and $300,000.  This has been typical of this past year in which the increase of the units sold has been driven by falling prices.
