South Lake Tahoe Weekly Real Estate Market Statistics

October 22, 2009

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio was ever so slightly up from this past week from 18.8% to 18.9%.  This is the relationship between Active Listings (inventory) and Pending Sales (escrows).  The Active listings did decrease by 14 and the Pending Sales also decreased by 3.  The number of completed transactions or Sales increased this past week by 13 for a YTD of 348.  This left the Median Sales price unchanged at $315,000 and a slight decrease in the Average Sales price by .6% to $384,340.  The Average Days On Market for these sales is 163.  Most of the sales are still occurring in the price bracket between $200,000 and $350,000.  The price bracket above $500,000 is still struggling although we did see three sales this past week with the prices at $510K, $520K, and $567K.  the REO’s continue to feed the market and satisfy the Buyer appetite.

South Lake Tahoe California Weekly Real Estate Market Update

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends

The Market Activity Ratio which is the relationship between the Active Listings (Inventory) and the Pending Sales (Escows) which is slightly down from 19.9% to 19.4%.  This is the result of the Active Listings taking a big drop by 26 and the Pending Sales decreasing also by 10.  The completed transactions or Sales is up by 16 for a YTD of 326 which gives a Median Sales Price of $315,000, Average Sales Price of $384,859 and Average Days On Market of 163.  The Median and Average Sales Price has changed ever so slightly.  This is even with 4 of the 16 sales occurring over $500,000 with the highest sales price of $1.25 million in the Tahoe Keys.  So the rest of the sales offset this with lower prices.

South Lake Tahoe CA Weekly Real Estate Market Update

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The Market Activity Ratio which is the Relationship between Active Listings and Pending Sales on the market is slightly up this week from 18.2% to 18.5%.  This is due to the Active Listing inventory droping by 8 from the previous week and the number of Pending Sales remaining the same.  There was an additional 14 completed transactions or Sales this past week with the Median Sales Price remaining the same at $315,000 and the Average Sales Price slightly adjusting downward to $383,564.  This represents zero variance for the Median Sales Price and a slight drop in variance for the Average Sales Price of 1.1%.  The Average Days On Market is 163.  The statistics below will show that the majority sales is occurring between the price bracket of $200,000 and $350,000.  The inventory is still maintaining the supply due to the forclosure replacement.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
This is the first week that I have included Condos in my statistics which will show larger numbers with a better overview of the market.  The Market Activity Ratio which is derived from relationship between Active and Pending listings has remained slightly indifferent from the past week.  This week the Market Activity Ratio is 16% which is down by .1% which is the result of Active listings going up by 19 and Pending Sales going up by 3.  The number of completed transactions or Sales has increased by 7 for a YTD of 211 Sales with a Median Price of $315,000, Average Sales price of $372,786 and Average Days On Market of 166.  The Median Price remains unchanged since last week and the Average Sales price is down by a difference of $66.

CA Weekly Market Report

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends.
The market has plateaued this past week as the Market Activity Indicator is slightly down to 18.2%.  This is a ratio with Active Listings up by 12 and Pending Sales down by 1.  The number of completed transactions or Sales is up by 8 for a YTD of 150 with a Median Sales Price of $318,000, Average Sales Price of $380,319 and Average Days On Market of 170.  Most of the sales are occurring in a lower price bracket now which is between $200,00 and $300,000.  The inventory in this bracket is increasing slightly.  Again it’s the lower prices that are driving the market.
