Lake Tahoe East Shore Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.

Nevada saw a slight upswing with Buyer Activity. I like to track the Market Activity Ratio for current Buyer activity which is the relationship between Active Listings and Pending Sales. This past week we saw the Market Activity Ratio increase from 15.1% to 16.3% which was influenced by the Active Listings increasing by 2 and the Pending Sales increasing by 3. There are 13 pending short sales and 1 REO sale which represents 53% of the pending sales.

This past week there were 4 new sales for a YTD of 14 sales. All of the recent sales this past week were below $475,000 which brought the 6 month Sales Average down by .5% to $776,305. The Average Days on Market for the sales is 216 days.

Lake Tahoe East Shore Nevada Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio which is the relationship between Active (inventory) and Pending (escrows) sales has increased this past week from 15.2% to 16%. This is the result of the Active Listings decreasing by 2 and the Pending Sales increasing by 1for a YTD of 69. The number of completed transactions or Sales this past week was 1 and it was huge. It was a Lake Front sale in Zephyr Cove for $4,550,000 and it single handedly brought the Median Sales Price up to $545,000, the Average Sales Price up to $975,103 with Average Days On Market of 178. The Increase of the Median and Average Sales Price is an upward movement by .3% and 5.7% respectively. This is one of a few Lake Front property sales this year that has skewed percieved values in the market place. It’s interesting to note the activity at the high end is showing life.

The Market Activity Ratio which is the relationship between Active Listings (Inventory) and Pending Sales (Escrows) is slightly up this past week from 15% to 15.2%. This is the result of the Active Listings decreasing by one and the Pending Sales remaining the same. The completed transactions or Sales has increased by one this past week for a YTD of 68 with a Median Sales Price of $543,500, Average Sales price of $884,062 and Average Days on Market of 177. The Median and Average Sales price both increased by .3% and 4.4% respectively. This was the result of a $3.5 million sale in Glenbrook.

Lake Tahoe NV East Shore Real Estate Weekly Market Update

September 24, 2009

The Market Activitiy Ratio is the relationship between Active Listings (inventory on the market) and Pending Sales (in escrow). This past week we have seen that trend cool off slightly from 15.1% to 13.2% for single family homes. This is the result of the inventory remaining the same and Pending Sales decreasing by 3. However, the 3 Pending Sales did convert to Sales this past week which brings the YTD total to 64 sales with a Median Sales Price of $517,500, Average Sales Price of $821,502 and Average Days On Market is 176. The variance of Median Sales Price and the Average Sales Price from the previous week are both down by .5% and 2% respectively. This was influenced by three sales at $355,000, $711,550 and $799,900.
