Lake Tahoe Weekly Real Estate Market Update For Nevada East Shore 9/8/11

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.

The east shore market is showing steady sales.  To measure the most current market activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week it did decrease from 13.2% to 12.4%.  This is the result of the Active listings increasing by 6 as the pending sales decreased by 1.  The distress sales (short sales and bank owned foreclosures) continues to impact the market which represents 7.8% of the active inventory and 41.4% of the pending sales.

This past week there were 2 new sales for a YTD of 83 sales.  These sales were a condo on Quaking Aspen for $215,000 and a home on Hillcrest for $1,265,000.  This decreased the 6 month average sales price by 7.3% to $1,078,455.  The average days on market are 197 days.

Inventory is higher and sales are steady on the East shore!  To measure the most current buyer activity, I use the Market Activity Ratio, which is the relationship between the Active listings and Pending sales.  This past week, the market activity ratio decreased from 10.6% to 8.7%.  This is the result of the Active listings increasing by 6 as the Pending sales decreased by 3.  The distress sales (short sales and foreclosures) currently represent 7.2% of the Active inventory and 50% of the Pending sales.

This past week there was 1 new sale for a YTD of 67 sales.  The sale was a lake front home in Skyland and it sold for $3,240,000.  This dramatically increased the 6 month average sales price by 11% to $1,255,248.  The average days on market are 223 days.

The reason that I use this segment of the market is that it has the most influence on the general value trends.

The predominant trend this year in Nevada are the big sales!  To track the most current buyer activity, I use the Market Activity Ratio, which is the relationship between Active listings and Pending sales.  This past week the market activity ratio slightly increased from 10.3% to 10.6%.  This is the result of Active listings decreasing by 1 as the Pending sales increased by 2.  The distress sales (short sales and foreclosures) now represent 8.9% of the inventory and 52.2% of the pending sales.  Compared to last year at this time, the inventory is down by 6.9% while the sales is maintains the same rate.

This past week there were 2 new sales for a YTD of 66 sales.  The sales were a lake front for $3,900,000 and in Glenbrook for $1,275,000.  The high end sales continue to increase the 6 month average sales price by 6.4% to $1,130,485.  The average days on market are 214 days.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio this past week is 15.4%.  This is the relationship between the Active Listings (Inventory) and Pending Sales (Escrows) which now includes condos along with Single Family Homes.  This is a trend that I follow to give a more current evaluation of market conditions.  Surprisingly the percentage is simliar to the previous week which just included Single Family Homes at 15.4%.

The YTD sales is at 107 with a Median Sales Price of $450,000, Average Sales Price of $767,606 and Average Days On Market of 181.  The were 3 sales in the past week which were in the amounts of $145,000, $339,900 and $500,000 which resembles the California market in which most of the sales are occurring at the low end under $400,000.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

The Market Activity Ratio which is the relationship between Active listings and Pending sales, has increased this past week from 12.9% to 15.1%.  This is the result of Active Listings decreasing by 4 and the Pending sales increasing by 3.  The number of completed transactions or sales is up by 1 for a YTD total of 61 with a Median Sales Price of $520,000, Average Sales Price of $838,176 and Average Days on Market is 181.  The Median Sales Price is up by .6% and the Average Sales Price is down by .2% for the past week.  The one sale was a bank owned at Cave Rock for $799,000.
