What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore. I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports. The reason that I use this segment of the market is that it has the most influence on the general value trends.
There has been a spike in activity the past couple of weeks. To measure the most current buyer activity, I use the Market Activity Ratio, which is the relationship between Active listings and Pending sales. This past week the market activity ratio increased from 10% to 11.3%. This is the result of the Active listings decreasing by 4 as the Pending sales increased by 3. The distress sales (short sales and bank owned properties) comprise 9.8% of the Active inventory and 34.6% of the pending sales.
This past week there were 2 new sales for a YTD of 74 sales. These sales were on Quaking Aspen for $269,000 and Deer Cliff Dr for $525,300. This decreased the 6 month average sales price by 2.7% to $1,229,949. The average days on market are 230 days.

There is a spike in Buyer activity this past week. To measure the most buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales. This past week the market activity did increase from 8.7% to 10%. This is the result of the Active listings decreasing by 1 as the Pending sales increased by 3. The distress sales (short sales and bank owned properties) represent 10.6% of the Active inventory and 34.8% of the Pending sales.
There were 2 new sales this past week for a YTD of 72 sales. These sales were on Cypress Way for $285,000 and Cheyenne for $309,879. This increased the 6 month average sales price by .7% to $1,263,647. The average days on market are 234 days.

The Nevada buyers have an expensive appetite! To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between the Active listings and Pending sales. This past week the market activity ratio increased from 7% to 10.3%. This is the result of Active listings increasing by 5 as the pending sales increased by 3. The distress sales (short sales and bank owned properties) now represents 7.5% of the Active listing inventory and 52.4% of the Pending sale inventory.
There was 1 new sale for a YTD of 64 sales. This was a lake view at Cave Rock for $776,000. Due to some recent lake front sales the 6 month average sales price is on the rise by 2.8% to $1,062,904. The average days on market are 215 days.

The Market Activity this past week has slightly cooled off for the second consecutive week. This is evident by the Market Activity Ratio which is the relationship between Active Listings and Pending Sales which was at 12.5% and lowered to 11.4% this past week. This is the result of Active Listing inventory going down by 2 and the Pending Sales going down by 2. However, there were 4 completed transactions or Sales this past week for a YTD total of 60 with a Median Sales Price of $517,500, Average Sales Price of $859,279 and Average Days On Market is 170. The variance from the previous week for Median Sales Price and Average Sales Price are down by 1% and down by 6.1%. This shows that sales are occurring in the lower price ranges. Because most of Nevada’s homes are over $500,000, the sales remain very slow.

The Market Activity Ratio has dropped this past week from 13.9% to 12.5%. This is the relationship between the Active Listings and the Pending sales which is up by 2 and down by 2 respectively. The number of completed transactions or Sales has been zero this past week and the YTD remains at 56 total. The Median Sales Price remains at $512,500, Average Sales Price at $806,640 and Average Days On Market at 172. The market remains slow but consistent.
