South Lake Tahoe Weekly Real Estate Market Update 9/30/11

As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.

September has always proved to be a strong month for sales and this year is not a disappointment!  To measure the most current buyer activity on the market, I use the Market Activity Ratio, which is the relationship between Active listings and Pending sales.  This past week the market activity ratio improved slightly from 22% to 22.7%.  This is the result of the Active listings decreasing by 7 as the Pending sales increased by 3.  We should continue to see a decline in the inventory as we approach winter but it will be interesting to see how the continued flow of foreclosures will impact that.  The distress sales (short sales and bank owned foreclosures) now represents 20.1% of the active inventory and 59.1% of the pending sales.

There were 17 new sales this past week for a YTD of 413 sales.  These sales ranged from $163,000 to $915,000.  The majority of the sales were below $300,000 with 6 sales above that which were on Meadow Crest for $460,224, Venice Dr for $470,000, Wagon Train Tr for $500,000, Bernice Ln for $512,500, Elk Point Dr for $536,800 and Beach Ln for $915,000.  This decreased the 6 month average sales price by .6% to $329,664.  The average days on market are 153 days.

CA Bank Owned Foreclosures as of January 21st, 2012

Bank Owned properties are forclosures in which title ownership has been transferred to the bank and/or investor.  The banks will typically list these properties with real estate agents to place on the open market.  They will often price these properties aggressively in hopes of creating a quick sale.  Consequently, you will notice that they will sell within 90 days if they are priced appropriately.
