South Lake Tahoe Weekly Real Estate Market Update 7/28/11

As of July 29th, 2009, I began adding Condos to the market statistics. What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.

Homes are still selling at a steady pace and the inventory continues to rise.  To measure the most current buyer activity, I use the Market Activity Ratio, which is the relationship between Active listings and Pending sales.  This past week the market activity ratio dipped from 17.6% to 16.6%.  This is the result of the Active listings increasing by 13 as the Pending sales decreased by 4.  The distress sales (short sales and foreclosures) currently represent 18% of the Active inventory and 57.9% of the Pending sales.  Despite the rise in inventory, it is below inventory levels from last year at this time by 8.3%.

There were 11 new sales this past week for a YTD of 304 sales. These sales ranged from $90,000 to $750,000. Most of the sales were below $365,000 with the exception of two which were on Clement St for $399,000 and Tahoe Keys Blvd. for $750,000. This decreased the 6 month average sales price by 1.3% to $342,535. The average days on market are 168 days. The number of units sold compared to last year at this time is up by 2.4%.

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos. The reason that I use this segment of the market is that it has the most influence on the general value trend.

The Buyers are Buzzing!  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active Listings and Pending sales.  This past week the market activity ratio increased from 16.3% to 17.5%.  This is the result of the Active listings increasing by 4 as the Pending sales increased by 7.  It’s interesting to note that the percentage of distress sales (short sales and bank owned properties) is lower with Active listing inventory representing 17.2% and Pending sales inventory representing 57.3%.

There were 15 new sales this past week for a YTD of 283 sales.  These sales ranged from $175,000 to $523,500.  Most of the sales were below $365,000 with 3 sales above that for $458,000 on Cherry Hills, $470,000 on Southern Pines and $523,500 on Genevieve Ct.  This did decrease the 6 month average sales price by .8% to $346,628.  The average days on market are 171 days.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trend.

A Buyer surge is showing up late this summer but it’s here.  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between Active listings and Pending sales.  This past week we saw the Market Activity Ratio swing up from 15.7% to 17.4%.  This is the result of the Active listings decreasing by 14 as the Pending sales increased by 10.  The number of pending bank owned properties is at 22 and pending short sales is at 36.  The distress sales now represent 54.2% of all pending sales which is slightly less than the previous week.

There were 14 new sales for a YTD of 311 sales.  Most of these sales did occur below $400,000 with 4 sales above that in the amount of $431,000, $465,000, $485,000 and $625,000 which was in the Tahoe Keys.  This decreased the 6 month Average sales by .4% to $394,281. The average days on market is 154 days.

As of July 29th, 2009, I began adding Condos to the market statistics.  What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes and Condos.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

We know summer is drawing near when the inventory begins to grow!  For the first time this year, the Buyer Activity is showing a sign that it is being outpaced by a sharp rise in inventory.  To track the most current Buyer activity in the real estate market, I track the Market Activity Ratio which is the relationship between Active Listings and Pending Sales.  This past week we saw the Market Activity Ratio decrease from 22.9% to 21.6% which is the result of the Active Listings increasing by 25 as the Pending Sales decreased by 1.  The number of Pending Short Sales is now at 16.

There were 6 new sales this past week for a YTD of 144 sales.  The majority of the sales occurred below $400,000 with two sales above that with prices at $467,000 and $550,000.  This did bring the 6 month Average Sales Price down by .5% to $392,372.  The Average Days on market is 153 days.

South Lake Tahoe Weekly Real Estate Market Statistics

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends

More Buyers are gobbling up properties!  To track the most current buyer activity, I use the Market Activity Ratio, which is the relationship between Active Listings and Pending Sales.  This past week it increased again from 23.1% to 24.2%.  This is the result of Active listings decreasing by 22 as the Pending sales remained the same.  Interesting to note that there are 53 Short Sales and 21 REOs which is 66.7% of the Pending Sales.

There has been a whopping 18 new sales this past week for a YTD of 117 sales.  The majority of the sales were below the price of $408,000 with the other 5 sale prices above $650,000 but not above $800,000.  this brought the 6 month average up by .2% at $396,887.
