Lake Tahoe Weekly Real Estate Market Statistics For Nevada East Shore

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends

Activity has been good!  To measure the most current buyer activity, I use the Market Activity Ratio which is the relationship between active listins and Pending sales.  This past week we saw the Market Activity Ratio remaine the same at 13.4%.  This is the result of the Active listings increasing by 6 as the Pending sales increase by 5.  The number of Pending Bank Owned properties is at 5 and the number of Pending Short Sales is at 7.  The distress sales now represent 36.4% of all Pending sales.  There are now 4 bank owned properties currently Active on the market. 

There were 4 new sales this past week for a YTD of 90 sales.  The were a couple of sales on top of Kingsbury Grade for $350,000 & 450,000, a condo in Lake Village for $295,000 & a condo on McFaul for 175,000.  These sales did decrease the 6 month Average sales price by 3% to $793,078.  The average days on market are 237 days.  There are now 26 more sales this year than a year ago.

What you are looking at below are charts and numbers derived from the Northern Nevada Regional Multiple Listing Service for Single Family Homes and Condos for the East Shore.  I just started tracking condos with homes as of October 28th, 2009 which will be give different results from previous market reports.  The reason that I use this segment of the market is that it has the most influence on the general value trends.

We saw a slight dip in activity over the holidays, but strong year end sales!  This past couple of weeks the Market Activity Ratio which is the relationship between Active Listings and Pending Sales went from 16.6% to 15.6%.  This is the result of Active Listings (Inventory) decreasing by 15 and the Pending Sales (Escrows) decreasing by 5.

There were 7 Sales within the last couple of weeks to bring the YTD total to 135 Sales with Average Days On Market of 198 days.  This decreases the Median by .6% to $410,000 and the Average Sales decreased by 1% to $775,100.  Most of the sales occurred under $500,000 with a couple of sales at $1,265,000 and $1,750,000.
