CA Weekly Market Update

What you are looking at below are charts and numbers derived from the South Tahoe Association Of Realtors Multiple Listing Service for Single Family Homes only.  The reason that I use this segment of the market is that it has the most influence on the general value trends. 
What a difference a week can make.  The Active Listing inventory is up by 6 for a total of 379 and pending sales are up by 10 for a total of 47 which puts the ratio of Active to Pending sales at 11%.  This is a substancial improvement from 9% last week.  When compared to last year at this time the Active Listings was at 423, Pending Sales was at 33 for a ratio of 8%.  Overall this year is already showing more buyers with less inventory.  If this trend continues, then this year could prove to be the bottom!
